  • What is your application criteria?

    Our rental qualifications are as follows:

    -Income must be equivalent to 3x the amount of monthly rent

    -No Evictions in the last 5 years

    -No Felonies. Misdemeanors considered on a case-by-case basis 

    -Must be able to put utilities in your own name

    -Must have a completed and signed application

    -Must have the ability to pay online (This requires having a checkbook, credit card, ACH payments)

    -Tenants need to respect our smoke-free environment

    -No pets

    -We currently do not accept Metro


  • What if I can’t make it to the open house?

    Please contact us to schedule a showing. Please list the dates and times that work best for you and we will do our best to accommodate your schedule. Must have a completed application prior to showing.

  • Who needs to fill out an application?

    Any adult over the age of 18 will need to complete an application and submit all required documentation - Drivers License, Paystubs, and Bank Statements.

  • Do you run background checks?

    Although it is free to submit a rental application, all adult applicants will be required to have a background check as a final step in the process prior to move-in. The cost of the report is $30.00 and will only be required if your application is approved and a lease will be offered, pending a positive background check. If you have any concerns about what may be on the background check, please discuss this with us prior to paying for the rental application.

  • Do you allow pets?

    No, we have a very strict no pet policy. 


    * In rare occassions, pets may be allowed in our single-family homes

  • Do you allow smoking on the property or in the home?

    No, we have a very strict no smoking policy.

  • How long is the lease term?

    The minimum lease term is 12 months, with the possibility for renewal. In exceptional cases, we may be able to offer different terms.

  • How quickly can I move in?

    If the property is available to rent and you have satisfied all the leasing requirements, we typically can offer a move-in within a week.

  • What does the tenant portal do?

    The Tenant Portal is an online tool provided to you at no cost. You will be able to:

    1. Pay your rent online.
    2. View your previous and upcoming payments.
    3. Add your renter's insurance information (if needed).
    4. Submit and track maintenance requests.
  • Why should I rent with you?

    We are committed to providing our tenants with clean, well-maintained properties they can feel safe and comfortable to call " home".  We do this by being an efficient, professional, and caring property management company that addresses needs in a fast and positive manner. We perform routine maintenance checks and are easily accessible to our tenants. We deeply care about the community we serve and try to do our part in being a premier housing provider. 

  • If something is broken, will you fix it?

    We are committed to ensuring that our properties are safe, functional, and well-maintained.

  • How often is rent due and how can I pay it?

     Rent is due monthly on the 1st of each month. A late fee of $100 takes effect on the 4th if rent has not been received. 


    Depending on the property, you may be able to pay rent automatically online through credit card, debit card, or ACH (eCheck wire transfer).


    One-time payments may also be available in your tenant portal. 


    If ACH is available, the money will not leave your account immediately, so you will need to leave the balance in the account until the process is completed. 

  • How do I access my Tenant Portal?

    During the lease signing process, we will send an invitation to your email. You can also click here to watch a video on using the portal.
